Northwest Arkansas is experiencing a sustained real estate boom, with the region’s growth driven by the presence of the world’s largest retailer and its magnetic appeal to newcomers. According to Realtor.com, Bentonville—the corporate headquarters of Walmart—is at the heart of this regional renaissance, attracting new residents drawn by a lower cost of living, abundant outdoor recreation, and a burgeoning array of cultural amenities.

Luxury real estate adviser Stephanie Funk of Engel & Völkers, specializing in Northwest Arkansas, notes that many new arrivals are coming from California, New York, and Texas. “We have had an influx from Austin, I think, because people see this as Austin before it got too big,” Funk remarked. “It’s beautiful, and it reminds them of Austin in the '90s or 2000s.”

This surge in demand has led to a significant increase in home prices across Benton County. February’s median list price in the region reached $447,313, marking a 49% increase over the past five years. On a per-square-foot basis, prices have climbed even more dramatically—up 68% since February 2020. Realtor.com senior economist Joel Berner attributed the sustained market strength to the region’s accessible price points and strong economic growth, stating, “People are moving in, taking jobs, buying homes, and the housing market remains strong as a result.”

Within Bentonville, several neighborhoods are emerging as hotspots for buyers. Downtown Bentonville remains highly sought-after due to its proximity to Walmart’s head office and historic business district, with most properties listed at over $1 million clustered around this core area.

Another standout area is the Bella Vista community, originally established as a retirement enclave. Today, Bella Vista has transformed into a haven for outdoor enthusiasts and young families. The development of Walton-backed mountain biking trails has given rise to a unique “trail-front” property market, where homes adjacent to these trails are in high demand. “The Waltons have made hundreds of miles of mountain biking trails in Bella Vista that run behind all these houses. So now our version of oceanfront property is trail-front property in Bella Vista,” Funk explained.
